Properties Developers Seek Ways to Save Money

Property developers are rushing to find new ways to save money as the UK battles a housing crisis. If anything – we’re in a housing crisis for different reasons. As of 2023, the UK has a backlog of 4.3 million homes missing from the housing market because they were just never built – funding became an issue. The government set a target to construct 300,000 homes per year (it’s not meeting the target). But even if they did that, it would take a century to restore the deficit. And even then, there will be more people needing more homes.

As for social housing, 4.2 million people are waiting for housing for their families. Overcrowding because of this is now affecting 3.7 million people. Is there a solution?

Well, it seems property developers are looking for ways to cut costs and get houses up quickly. Read on to learn more.

How are they Cutting Costs?

To tackle the housing shortage, developers are taking various approaches to reduce expenses. One common strategy is to streamline construction processes, often at the expense of build quality. Another tactic is using cheaper building materials. Yes, they reduce costs, but at what cost? According to the Guardian, homes in the UK are built with weak mortar, faulty drainage systems, and unfinished or broken fittings. This cost-cutting is a delicate balancing act that property developers aren’t mastering.

According to one study, 80% of new homeowners said they could tell their homes had been poorly built but couldn’t do anything about it – some builders don’t offer extended warranty.

Bovis Homes, one of the biggest construction companies in the UK, recently set aside £7 million to repair homes and ‘apologised for the inconvenience’.

How Can They Be Cost Effective Rather Than Detrimental?

The key to cost-effective construction without compromising quality lies in strategic planning and investment. One approach is hiring quality materials and tools, such as opting for hiring a barrier with fence for security, hiring diggers and excavators, and hiring tools. Hiring means resources are of higher quality but at a lower cost. Instead, property developers buy cheaper tools and materials, sometimes second-hand shoddy materials, and use them instead.

What Should Homeowners Look Out For?

Homeowners should be aware of construction quality of new builds. It’s essential to research the developer’s track record – Bovis Homes, for example, doesn’t have a good one right now. Buyers should also note the potential long-term costs associated with low-quality builds, such as increased energy bills and repair expenses.

The UK’s housing crisis isn’t won’t solve itself – and when you look at the statistics, you’ll wonder whether it will at all. While cost-cutting measures are necessary to address the shortage, these mustn’t come at the expense of building quality and sustainability. Too many people are waiting for homes, and even more need their homes fixed.

As the nation navigates this crisis, the focus must remain on creating homes that are not only affordable but also safe, sustainable, and conducive to the well-being of its residents.
