Plans Revealed To Transform Wellington Park Hotel And The Bot Into Major Student Accommodation Development

Two of South Belfast’s best-known hospitality venues could be set for a dramatic transformation under new redevelopment proposals linked to student accommodation.

Early-stage plans have emerged which could see the former Wellington Park Hotel site and parts of the surrounding area redeveloped into a large purpose-built student living complex containing more than 500 rooms, right in the heart of the Queen’s University area.

The proposals are being brought forward through a partnership between the Mooney Hotel Group and construction firm GRAHAM, with developers highlighting the location’s close proximity to Queen’s University Belfast as one of the project’s biggest strengths.

While the Wellington Park Hotel could make way for the new development, developers say the neighbouring Botanic Inn — better known locally as The Bot — would remain part of the wider scheme, although potentially in a reimagined and modernised form aimed at today’s student lifestyle.

According to the initial concept plans, the development would include communal student facilities, landscaped courtyard areas, social spaces and retail offerings at ground-floor level.

Developers behind the scheme believe the project could help reduce pressure on Belfast’s private rental market by moving more students into dedicated accommodation close to campus.

However, the proposals are likely to spark debate across Belfast, particularly as concerns continue to grow around the sheer volume of student accommodation already built across the city in recent years.

Over the last decade, Belfast has seen thousands of purpose-built student rooms developed, especially around the city centre and university districts. Some within the property sector have even suggested the market may now be reaching saturation point, with recent reports indicating demand for additional schemes has started to slow.

Many local residents and businesses may question whether South Belfast now needs another large-scale student development — particularly at the expense of long-established hospitality venues that have played a major role in the social life and identity of the area for generations.

The Wellington Park Hotel has been welcoming guests since the 1950s, while The Bot remains one of Belfast’s most recognisable bars and student hangouts.

For some, the redevelopment represents investment and regeneration in a prime university location. For others, it may feel like another example of Belfast gradually losing parts of its hospitality and cultural character in favour of high-density student living.

At this stage, the proposals remain at pre-planning consultation level, with further details expected in the months ahead.
